First year
10%

Commission on income

Full management for a 10% commission during the first year. The guest pays the cleaning directly. Bookings are registered in your name on Booking and Airbnb and they pay you; we operate and invoice every month.

Monthly invoice for commission and services

Pay per occupied day

We pay you a fixed price per booking, depending on the season. We only pay for occupied days and take on 100% of the commercial management, cleaning, laundry and consumables.

We work with three models: full management at a 10% commission on your income the first year (the guest pays the cleaning directly), pay per occupied day (we pay you a fixed price per booking by season) or a lease with a guaranteed fixed rent. Prices do not include VAT. No sign-up fees and no lock-in.
No. The contract is open-ended but you can leave with 30 days' notice. No penalties. We do ask for a minimum of 6 months to amortise the onboarding.
Repairs arising from guest use (breakage, material damage) are covered by Airbnb/Booking insurance or claimed from the guest. The flat's own repairs (boiler, appliances) are paid by the owner, but we always notify you before any intervention over €80.
Yes. For VUT (Madrid) and, as we expand, HUTB (Barcelona), HUT (Catalonia), VFT (Andalusia) and the rest. For now we operate only in Madrid, but we tell you whether your flat qualifies before starting the process.
Yes. You block the dates in the owner calendar and we stop accepting bookings. The subsequent cleaning is charged at an internal rate (€48–€72 depending on size).
On the 5th of each month you receive a detailed settlement: bookings, nights, occupancy, ADR, platform commissions, Linetor commissions, extra costs and net in your favour. Transfer the same day.
Yes, especially in the student vertical. We manage individual contracts, separate deposits and mediation between flatmates. Compliance with your region's shared-housing regulations is essential.
